Full description

LARGE DETACHED BUNGALOW AND BUILDING PLOT
Very spacious individual property secluded in a wooded plot
and enjoying total privacy.
Option to purchase adjacent building plot at £80,000

It is a complete surprise to find such a secluded property in the heart of this built-up residential part of St. Dennis. 1 Arundel Close was purpose built for the current owner on a large plot and is set at the end of a private lane where it enjoys total privacy and is protected by a wealth of trees. It affords very spacious accommodation with large rooms throughout and whilst ideal for anyone wanting a sizeable retirement home it is equally suitable for a growing family.

A generous plot of land with outbuilding is situated adjacent to the bungalow and has outline planning consent for a dwelling. This is only available as an option to the buyer of the bungalow.

St. Dennis is a strong village community about seven miles north west of St. Austell and just over a mile south of the main A30. A number of local shops provide facilities for day to day needs whilst a wider selection of facilities are available in St. Austell, Newquay or Truro. The A30 provides easy access to the whole of the county.

The bungalow was built over 20 years ago and is of conventional construction with spar chipping elevations and natural stone detailing to some window and door openings under a concrete pantile roof. Windows are primary double glazed and there is a comprehensive system of oil fired central heating.

In greater detail the accommodation comprises (all measurements are approximate):

BATHROOM
With suite comprising bath, wash hand basin and w.c. Shower cubicle with Galaxy Mystique shower fitting. Shaver point, radiator and dimplex heater. Walk-in airing cupboard containing insulated cylinder with twin immersion heaters.

INTEGRAL GARAGE 10.52m(34'6'') x 2.90m(9'6'')
Approached from the hallway and with up and over door, strip lighting and Warmflow oil fire central heating boiler.

OUTSIDE
The gardens are a delightful feature and whilst slightly neglected in recent years they have been planted with numerous shrubs and trees including Rhododendrons, Camellias, Hydrangeas and Conifers. Specimen trees include Oak, Copper Beech, Maple and Sweet Chestnut. Gravelled paths extend around the bungalow and there is also an area affording additional parking. Small ornamental pool.

BUILDING PLOT
Adjacent to the bungalow there is a generous plot of land which has the benefit of planning consent for a detached bungalow. The site is surrounded by some mature trees and also includes a concrete block built OUTBUILDING which would probably be demolished in the event of development. Consent was originally granted by the Borough of Restormel on the 5th of February 1987 (Application No. 86/05/01135/0) for the development of two bungalows and with the first bungalow having been finished it is acknowledged that the planning consent has been implemented.
A copy of the original planning consent is available for inspection at the Agents offices.

SERVICES
Mains water, electricity and drainage are connected to No. 1 and hence also available for the plot (subject to discussions with the appropriate service authorities). N. B. The electrical circuit, appliances and heating system have not been tested by the agents.
