Home value can increase with efficiency


Homeowners who are looking to sell their home, and want to maximise the potential value of their properties for sale in 2012, should make sure that they are committing to the drive for energy efficiency in 2012, as more people look for these measures when they are buying a house now more than ever.

According to a property expert, this, along with other moves such as providing a safe place in which buyers can keep their car, is one of the most valuable things to do when preparing the house for selling.

Graham Lock, director and co-founder of housenetwork.co.uk, said that the best way to improve the energy efficiency of a property without necessarily having to break the bank is to make sure that any old windows are replaced with those which retain heat.

"With a decent set of windows already installed, it will improve the saleability of your home and add value. The more energy-efficient the better - as saving on heating bills will be a major plus for buyers."

Energy efficiency is a key agenda for many homes at the moment, with the increase in the cost of living continuing to make it hard for people to afford their energy bills. According to a uSwitch report recently, there are 43 per cent of households which are missing out on savings of £530 per year by not going more efficient.

Other ways that Mr Lock advised people to increase their UK property value include making use of the front garden to create a safe and secure place to park the car, even if there is already a garage present.

"Investing in your front garden is worthwhile, especially if you can create parking spaces. If there is the chance to lower your curb and create a front driveway, then do it - this will increase the value of your home significantly, especially if there is a lack of parking in the area."
